Spring has officially arrived in Hudson, and with it comes the energy that makes this season so special. Neighbors are strolling downtown with coffee in hand, patios are filling up, and "For Sale" signs are beginning to pop up in our neighborhoods once again.

One of the biggest shifts we saw in May was a noticeable increase in inventory. After several years of exceptionally limited housing supply, more homeowners are choosing to bring their homes to market, giving buyers additional opportunities and more choices than we've seen in recent months.

While inventory levels remain below what many would consider a balanced market, the increase is a welcome sign for buyers who have been patiently waiting for the right home to become available.

Even with more homes hitting the market, demand remains strong. Well-prepared, thoughtfully priced homes continue to attract significant attention, and multiple-offer situations are still common, particularly in highly desirable neighborhoods and price points where inventory remains limited.

Today's buyers are discerning and informed, making strategic pricing, professional marketing, and presentation more important than ever.

In a community like Hudson, buyers aren't simply purchasing a home:they're investing in a lifestyle.They're drawn to our award-winning schools, vibrant historic downtown, strong sense of community, and exceptional quality of life. That continued demand is helping support home values throughout the market.

Let's take a look at the local Hudson Market for May....

The numbers tell a compelling story. The average sale price for single-family homes reached $707,578, representing a 5.8% increase from June 2025, when the average sale price was $668,768. Homes sold for an average of 101% of their list price, and the average price per square foot climbed to $249.

These figures reflect the continued strength and resilience of the Hudson market, despite broader economic uncertainty and fluctuating interest rates.

Looking ahead, I am hopeful we will see additional inventory come to market throughout the summer months, creating more opportunities for buyers while maintaining healthy conditions for sellers.

For homeowners considering a move, Hudson remains an incredibly strong market, and for buyers, the increase in inventory may provide more options than we've seen in quite some time.

It has been such an honor to represent the place I call home and the community I care so deeply about.

Ten years ago, my husband and I made the decision to leave California and move back to Hudson to raise our family. Never could I have imagined that one day I would have the opportunity to share that story on a national stage and talk about why so many people are choosing Northeast Ohio as the place they want to build their lives.

None of this would be possible without this incredible community. Hudson and Northeast Ohio are filled with extraordinary people, and I feel fortunate every day to live, work, and raise my family here.
