There's something truly special about summer in Hudson. The farmers market is in full swing, concerts fill the evenings, neighbors gather downtown, and families are settling into new homes before the school year begins.

This month, I'm sharing a snapshot of what's happening in our local real estate market, along with a few community events you won't want to miss.

While inventory dipped slightly in June, buyer demand remained incredibly strong. More homes went under contract, home values continued to climb, and buyers are still eager to put down roots in Hudson before school starts.

Let's take a look at the local Hudson Market for June....

The Hudson housing market had a strong June. The average sale price reached $758,450, representing a 24.6% increase compared to June of last year. Homes sold for an average of 102% of their list price, with an average price of $252.22 per square foot. Properties also moved quickly, spending an average of just nine days on the market.

One trend continues to stand out: thoughtfully prepared and strategically priced homes are still attracting strong interest and, in many cases, multiple offers. Homes that are priced too aggressively, however, are taking longer to find the right buyer.

Why? Because people aren't simply buying a house in Hudson: they're investing in a way of life.

They're choosing award-winning schools, morning walks through beautiful neighborhoods, weekends spent downtown, more than 20 parks and trails, community events that bring neighbors together, and the feeling of living in a town where people genuinely know and care about one another. That's what continues to make Hudson one of Northeast Ohio's most desirable places to call home.
